Up to 90% of purchase can be financed through fix and flip loans, while you can access up to 100% of the rehab cost. Additionally, you can secure up to 75% of the maximum ARV, with a maximum LTC of 90%. The maximum loan amount will not exceed the FHA cap, and there is no minimum FICO score required for hard money loans or private money lending options.

Regarding the FHA Cap for fix and flip loans, the maximum loan amount cannot exceed the FHA Cap for Tier A. Borrowers in this tier must have a credit score (CS) of 720+ and 2+ years of experience in the last 24 months. For Tier B, which is also applicable for those seeking hard money loans, the borrower needs a CS of 660+ and 2+ years of experience in the past 24 months. In Tier C, where private money lending might be considered, the borrower's credit score does not meet the 660+ requirement, and they must have 2+ years of experience within the last 24 months. However, for this tier, no experience is required. The property type eligible for these loans includes residential properties with 1 to 4 units.

The maximum value cannot exceed 300% of the average sales price, and the maximum loan amount available is $2,000,000. These hard money loans are suitable for residential properties consisting of 1 to 4 units, making them an ideal choice for those seeking private money lending solutions.

For purchases made using hard money loans, the purchase price is considered the value unless the value is less than the purchase price. The maximum loan-to-value (LTV) ratio for both purchase and rate and term refinancing is 80%, while the max LTV for cash-out refinancing is 75%. We offer a 30-year fixed-rate term with starting rates at 6.625% and starting points at 2%. Max loan amount for fix and flip loans is $2,000,000 with a minimum loan amount of $55,000 and a minimum property value of $75,000. No experience is required to qualify for these hard money loans, but a minimum FICO score of 660 and a minimum Debt Service Coverage Ratio (DSCR) of .75 are necessary. The property type must be residential, consisting of 1 to 4 units. Additionally, there is a pre-payment penalty with a 5-year step down schedule of 5-4-3-2-1.
